The property is property of the company and consists of:

Franchise Agreement dated 14 March 2013 between: The Coffee
Emporium Franchising Pty Ltd ACN 128 122 234 of 15 Badgery Avenue
Homebush, New South Wales, 2140 (Coffee Emporium) and MJA & Co.
Pty Ltd ATF Ayoub Family Trust, including all correlated agreements
such as the lease agreement dated 20 December 2021 for the premises
located at KISK K215, Westfield Miranda.
